The best rule you can apply when selling a home is disclose . . disclose . . disclose.
Once you accept an offer, you should always provide the Buyer with a set of disclosures that will need to be filled out in its entirety by you.
The Sellers Property is lengthy but you only need to fill in the areas that apply. You should take time to fill this out as detailed as possible. A lot of sellers will contact me for assistance with filling out a Property Disclosure. I can not tell you how to answer a question but I can assist you on what a particular section or question is about if you do not understand it.
It is best to get the disclosures filled out as quickly as possible. Often times, a potential buyer may want to review the disclosures before making an offer.
